We started 1 of 100 to prove that exceptional, personal property management still exists — and to keep it that way, we’re capping our service at just 100 owners, all of whom we’ll know by name. As property owners ourselves, we treat every home like it’s our own, respond with urgency, and build real partnerships with tenants and clients — not transactions.

Me (Justin) and another Atlanta property owner, Gregory, started 1 of 100 in 2024 to provide exceptional property management to 100 property owners in Atlanta and know them all by name. After being the customers of subpar property management companies for years, we saw time and time again how they grew beyond their means and service declined as fees grew. 

 

We don’t ever want to be that big. We just want to be the best and prove that not all property management companies are the same. We strive to be the absolute best in terms of experience for the tenant and the owner by being strong, urgent communicators and treating the property like it’s our own. By building true working partnerships, we maintain long lasting relationships with our clients and decrease tenant turnover. We know what it takes to be exceptional.

  • Do the Little Things Well: If we said we're going to do it or we have a chance to elevate an owner or tenant's experience then we're going to do it. 

    • Example: When an oven went out for one of our tenants who was expecting their first child and the part was on backorder, we coordinated a countertop oven as a temporary solution until the part arrived. 

  • Manage it Like We Own It: Every property we manage is managed like it's our own. That means eyes on the property at least a few times a year and being proactive on maintenance that matters most. 

    • Example: We recently visited a property to fill the bait boxes and discovered a leak in one of the drainage pipes. We were able to complete the repair before it became a major issue.

Clear, Urgent Communication that Creates Lasting Relationships 

  • We are clear, urgent, and solution-oriented in all of our communication. A happy tenant and a happy owner share something in common – they both need to be heard and feel like they have a partner they can trust. We recognize that this business is centered around potential challenges that a property, tenant, or owner might face. In any situation, we bring our experience, insights, and a proposed solution to you or the tenant to address the need quickly. Every aspect of this business benefits from acting with urgency.

Transparent Pricing - The Best, Not the Cheapest

  • There are two fees that an owner pays – $950 to place a tenant and a 12-15% monthly management fee (depending on rent rate). That’s it. No full first month’s rent for placing a tenant, no renewal fees when the tenant resigns the lease, no markups on maintenance, no surprise admin fees, etc. that add up to much more than 15% over the course of a lease. Just two simple fees. 

Repairs Done Right 

  • As property owners ourselves and our value of “Manage It Like We Own It”, we approach every property need uniquely – tapping into our past experience as needed to address simple fixes before calling in technicians or helping the tenant troubleshoot the issue to address it immediately. For larger, more challenging tasks that come up, we have a network of partners that we work with in Atlanta to get the job done right.
